You know that old saying- a picture is worth a thousand words? You could spend hours painstakingly crafting the most wonderful Airbnb listing…only to be let down by a less than attractive photograph of your property that causes would-be guests to second guess!

Here are some of our valuable tips for getting your guests to love what they see (and swipe right on your property!):
Lighting, lighting, lighting
It’s no secret that a photograph of a lovely, light-filled home will always sell better than that of a dreary, dark interior. Showcase your property by taking your photos in the day, with as much natural sunlight as possible.
Before shooting, we always find that it helps to let light into the room by opening up the windows or by switching on the indoor lamps, in order to create an atmosphere that is bright, airy and appealing to potential guests. Our photographers always take pains to shoot either early in the morning or late in the afternoon, when the light is at its best for photographs.
Highlight your home’s best features 
You may not have the biggest kitchen around – but you do have that stunning view of the KL skyline!  When taking photos, remember to focus on the best attributes of your home to showcase your home in a positive light, and to help your listing stand out.
Do also ensure that your home is tidied up well, prior to shooting. Overlooked areas of messiness (such as an unmade bed or a leftover plate) could well be the make-or-break in a guest’s decision.
Be selective with your photo choices 
Don’t overwhelm viewers with 800 photos of the same old living room; make it a point to highlight each of the rooms and key areas of interest within your property.
Always ensure that you include your “money shot”, i.e. a key photograph that defines your listing. Take this money shot of this beautiful Banyan Tree Residence unit under our portfolio, for example – our photo of choice is attractive, attention-grabbing, and paints a clear picture of the luxurious amenities that the property promises.
In addition, it would also be helpful to include a photograph or two of your surrounding neighbourhood and any outdoor spaces, to give potential guests a sense of the environment around them.
Use props in your photos 
A simple, but handy, tip in vacation rental photography is to introduce some key props in your photos to help craft an impression of a homey space, or a place with a unique character.
As part of Plush Services’ professional set up, we make it a point to bring our handy bag of props with us to liven up the photos we take. Items such as cups of coffee, interesting pieces of furniture or artwork, well-placed cooking books in the kitchen, or fresh flowers and fruit often work wonders to set the scene effectively.
Invest in a good camera 
Sure, it’s easy to whip out your mobile phone camera and snap a few easy photographs- but the final result will look that much more impressive if they’re taken by a decent wide-angle DSLR camera, or professional equipment, like that used by us in our photos.
Whatever your equipment of choice is, however, do make sure that your photos are of sufficiently high resolution before uploading the same to Airbnb. Preferably, the photos should also be in landscape format, to provide guests with a better visual and spatial sense of your property.

5 Ways to Achieve Airbnb Superhost Status

You’ve seen those listings – beautiful homes with rave reviews…and that shiny Superhost badge annexed to the (smugly) smiling profile of your competitor…

It’s no secret that achieving Superhost status could potentially do wonders for you on the Airbnb platform. Apart from snagging you some handy perks from Airbnb (such as travel coupons and priority support), there is also the tempting possibility of this VIP acknowledgement helping to generate increased bookings and revenue from future guests.

In order to qualify as a Superhost, a host needs to ensure that these following four criteria are met within the year:

  • Achieve a 4.8+ overall rating,
  • Ensure good communication with guests at a 90% response rate (or higher) within a 24 hour period,
  • Host a minimum of 10 stays; and
  • Refrain from cancellations.

If this sounds daunting to you, don’t worry – here are 5 simple tips (tried and tested personally by Plush Services) to help you along your path to attaining Superhost status:

1. Enhance the guest experience

Here at Plush Services, we find that providing our guests with a little welcome pack containing some basic amenities (such as bottled water and local snacks), together with a personal note to say hi, often leaves a great impression.

2. Be unique

People often gravitate towards Airbnb listings (rather than conventional hotels) because of the allure of a home-away-from-home environment with personal touches.

Capitalise on this interest by adding some unique highlights to your home (such as decorative items sourced locally, or a printed guidebook with personalised recommendations (as we offer at Plush Services)) that can serve as valuable selling points in your listing.

3. Pay attention to the nitty gritty

Before offering your home to guests, make sure to personally stay at least a night in your property to iron out every kink. Guests are entitled to expect that reality will live up to your listing, so make sure that everything is properly in order before their stay.
